What rent costs

In Manhattan, a 1-bedroom apartment typically costs $4,000-$5,500 a month. In Brooklyn and Queens, expect around $2,700-$3,800 for a 1-bedroom, depending on the neighborhood and distance from the subway. A room in a shared apartment is often $1,300-$2,000.

Fees and deposits

Under the FARE Act, in effect since June 2025, landlords can no longer pass the cost of a broker they hired on to tenants. Security deposits are capped at one month's rent, and application fees are limited to $20 for background and credit checks.

Rent stabilization

Close to 1 million NYC apartments are rent stabilized, meaning yearly rent increases are limited by the Rent Guidelines Board. Ask whether an apartment is stabilized.

Good-value areas

Astoria, Ridgewood, Sunnyside, Bay Ridge and Washington Heights offer good transit links at lower rents than prime Manhattan.

Subway and buses

The MTA runs the subway and buses. The subway operates 24 hours a day, 7 days a week, with 472 stations. Buses fill the gaps, especially for crosstown trips.

Driving and taxis

Most residents do not own a car. Parking is scarce and costly, and congestion pricing charges vehicles entering Manhattan below 60th Street. Yellow cabs, green cabs and apps like Uber and Lyft are everywhere.

Cycling

Citi Bike has thousands of bikes across Manhattan, Brooklyn, Queens and the Bronx, and protected bike lanes keep expanding.
