Renting your first apartment in Toronto

Toronto is one of the most expensive and competitive rental markets in North America, and newcomers without a Canadian credit history start at a disadvantage. It is still very doable. Most people find a place within three to six weeks if they prepare their documents, understand their rights and move quickly on good listings.
What it costs
Rough monthly rents in 2026:
- Room in a shared house: CAD 900 to 1,400
- Basement apartment: CAD 1,500 to 2,000
- One bedroom condo downtown: CAD 2,300 to 2,800
- One bedroom further out (Scarborough, Etobicoke, North York): CAD 1,900 to 2,300
Utilities are often included in older buildings but not in condos, where hydro (electricity) can add CAD 60 to 120 a month. Tenant insurance is usually required by the landlord and costs around CAD 20 to 35 a month.
